Terms of service

99ropani ("we", "us") runs the 99ropani website and mobile app (the "Service"), a marketplace where property owners, brokers, agencies, developers, landlords, tenants and buyers find each other. 99ropani (registration pending) is registered in Nepal at Kathmandu, Nepal.

By creating an account or using the Service you agree to these terms, our Privacy policy and our Refund policy. If you do not agree, do not use the Service. These terms are governed by the laws of Nepal, including the Contract Act 2056, the Consumer Protection Act 2075, the Electronic Transactions Act 2063 and the Privacy Act 2075.

99ropani is an advertising and introduction platform. We are not a party to any sale, purchase, lease or loan between users, we do not own the properties listed, and we do not act as anyone's broker or agent unless we say so in writing.

Badges such as "verified broker", "KYC verified" or "documents checked" mean we checked the documents we were shown at that time. They are not a guarantee of ownership, title, measurements, legal status or condition. Before paying any money, check the lalpurja, trace map (naksa), blue print, char killa and tax clearance at the relevant Land Revenue (Malpot) and Survey (Napi) offices, and use a lawyer or licensed professional where needed.

• You must be at least 18 and able to enter a binding contract under Nepali law.
• Sign in with your own mobile number, email, Google or Facebook account. Keep access to it secure; you are responsible for what happens under your account.
• Give true information. We may ask you to verify your identity (KYC) with citizenship, passport or national ID before you post, receive payouts or use some features.
• One person, one account. Brokers and agencies must use their real business names.

If you post a listing you confirm that you own the property or are authorised in writing by the owner to advertise it, and that the price, area (ropani, aana, paisa, daam, bigha, kattha or square feet), location, photos and description are accurate and current.

You must not post: property you are not authorised to sell or let; fake, duplicate or bait listings; prices you do not intend to honour; photos you do not have the right to use; personal data of other people without their consent; or anything illegal, discriminatory or misleading.

We review listings and may edit formatting, ask for documents, reject, hide or remove any listing, and suspend accounts, where we reasonably believe these terms or the law are broken. Listings expire after their paid period ends unless renewed.

You give us a non-exclusive, royalty-free licence to show, resize and promote your listing content (including on social media and in our app and partner feeds) while it is on the Service and for a reasonable time after for records and sold-price data.

Brokers must hold any licence or registration required in Nepal and submit their licence, citizenship and PAN for verification. Verified brokers on a paid plan may publish without manual review.

When a broker closes a deal found through 99ropani, the commission agreed with the client (by default up to 2% of the sale price, or up to one month's rent for a rental, within the limits shown in the app) is recorded in the app. The seller or landlord confirms the deal, and the broker pays 99ropani the platform share for their plan (15% to 30% of the commission) through Khalti or eSewa. Not paying the platform share on a confirmed deal is grounds for suspension and recovery of the amount owed.

Brokers are responsible for their own taxes, including income tax and VAT where applicable, and for their dealings with clients.

Browsing, searching and sending inquiries are free. Paid services include posting a listing, featuring it, unlocking contact details, contact passes, broker and agency plans, and paying rent online. Current prices in Nepali rupees (NPR) are shown on the Pricing page and before every payment; prices include VAT where VAT applies.

Payments are processed by Khalti and eSewa. We never see or store your wallet PIN, card number or bank password. A service starts once the payment provider confirms the payment to us. Refunds follow our Refund policy.

Online rent payments are collected for the landlord and paid out to them after deduction of the fee shown at checkout. Wallet credit and referral rewards have no cash value except where the app says they can be withdrawn.

• Do not scrape, copy or resell listings or contact details, except through our published API under its own terms.
• Do not harass, threaten or defraud other users, ask for advance "token money" for a viewing, or move a conversation off the platform to avoid fees or to scam.
• Do not upload malware, attempt to access other users' data, or interfere with the Service.
• Do not post hateful, obscene or defamatory content in listings, reviews, chat or the community forum.

Report suspicious listings or users with the Report button. We may share information with Nepal Police (including the Cyber Bureau) or other authorities when the law requires it or to prevent fraud.

Reviews and forum posts must be honest and based on your own experience. We may remove content that breaks these terms.

Some features (smart search, price estimates, listing descriptions and photo tags) use automated tools, including AI models. Their output is a guide only and may be wrong. Price estimates are not a valuation; for a loan or legal purpose use a registered valuer.

We provide the Service "as is". To the extent Nepali law allows, we are not liable for losses arising from dealings between users, inaccurate listings, a property's title or condition, or for indirect or consequential losses. Our total liability to you for any claim is limited to the fees you paid us in the 12 months before the claim.

Nothing in these terms limits rights you have as a consumer under the Consumer Protection Act 2075 that cannot be excluded.

You can ask us to close your account at any time by contacting us. We may suspend or close accounts that break these terms, with notice where it is safe to give it. Records we must keep by law (payments, tax, KYC) are kept as described in our Privacy policy.

We may update these terms. We will show the new date at the top and, for important changes, tell you in the app or by SMS/email before they apply. Continuing to use the Service after that means you accept them.

If you have a complaint, Email support@99ropani.com. We aim to reply within 7 working days. Disputes we cannot settle together are subject to the courts of Kathmandu, Nepal.
