Step 1
Every price shows in NPR with an estimate in your currency, using Nepal Rastra Bank's daily rate. Pick your currency at the top of the page.
Step 2
Choose up to three times in your own timezone. A verified broker walks you through the property live, shows the road, water and neighbours, and answers questions.
Step 3
Ask the broker for the lalpurja (ownership certificate), trace map (naksa), tax clearance and building permit. Have a lawyer or a trusted family member check them at the Land Revenue Office (Malpot).
Step 4
You don't need to fly home. Give a family member an akhtiyarnama (power of attorney), attested at the Nepali embassy or consulate where you live, to sign and register on your behalf.
Step 5
Transfer through a bank or licensed remittance company, not hundi. Keep the receipts: they prove the source of funds at registration and let you send sale money back abroad later.
Step 6
The sale is registered at the Land Revenue Office in the district. You pay a registration fee (usually 4 to 6% of the value, often less when registered in a woman's name) and get a new lalpurja in your name.
This is general guidance, not legal advice. Laws and limits change; confirm with a lawyer or the Land Revenue Office before you pay.
On any property, choose Book a video visit. You'll find your confirmed calls and links under Dashboard › Video visits.
Yes. Fees are in NPR through Khalti or eSewa, which a family member in Nepal can pay for you. Referral credit in your wallet also pays any fee.
You choose times in your own timezone and we show Nepal time next to them. The broker sees both.
Verified brokers have had their licence, citizenship and PAN checked by our team. Look for the blue verified badge.
Capital gains tax on a sale by an individual is typically 5% if you held the property more than five years and 7.5% if less. Rules change, so confirm with a tax adviser.
