For sale by owner
A free price estimate, offers straight from buyers, and a clear guide all the way to the Malpot transfer. You only pay the normal listing fee.
1. Know your price
Get a free estimate from recent sales near you in the Owner dashboard, then set your asking price.
2. Get your papers ready
Lalpurja, latest land tax (malpot) receipt, house map approval (naksa pass), citizenship and a recent trace (naksa) of the plot.
3. List it with good photos
Post your property, add 8 or more photos in daylight and a short video. Upload your lalpurja for a documents-verified badge.
4. Take offers directly
Buyers message you or send offers. Accept, decline or counter from the Offers page. Turn off broker approaches if you prefer.
5. Transfer at the Malpot office
Sign the deed (rajinama) at the Land Revenue Office with the buyer. The buyer pays registration fees; you pay capital gains tax if due.
Stay safe: take any advance (baina) only by bank transfer with a written agreement, and buyers should check the lalpurja at the Malpot office before paying.
